How much does a smart home cost in Singapore in 2026? Real ranges for HDB and condo

Package prices from S$899 exist and are real. So are S$40,000 integrated systems. Here is what sits between them and what you get for each step.

  • Wiring for a smart-ready flat during renovation: S$800 to S$2,500.
  • Smart switches throughout a 4-room flat: S$1,200 to S$3,500 depending on finish.
  • Tunable, dimmable downlights: S$60 to S$150 per point installed, on top of the ceiling work.
  • Motorised curtains: S$600 to S$1,400 per window including track and motor; roller and honeycomb shades S$300 to S$900 per window.

Prices in this guide are ranges we see across our own projects and the published packages of other Singapore installers in 2026. They are for planning, not a quote. Your number depends on your floor plan, your finishes and how many windows you own. We quote every project line by line, and you can take rows out.

Where the money goes, line by line

Wiring: S$800 to S$2,500

Neutrals to every switch, conduits, pelmet points, the DB box hub point, Cat6A for access points. Cheap now, painful later. See our wiring checklist.

Switches: S$60 to S$240 per panel

A plain Matter-over-Thread 2-gang switch sits at the low end. Glass, aluminium, walnut or brass finishes at the top. A 4-room flat has 12 to 20 panels.

Lighting: S$60 to S$150 per downlight, S$300 to S$900 per metre of track

The fixture is only part of it. Tunable-white downlights need a compatible driver and a dimming-capable switch or Matter control. Magnetic track needs the 48V driver and the rail. Feature pendants run S$300 to S$1,500 each.

Curtains and shades: S$300 to S$1,400 per window

A wired curtain motor with a made-to-measure track is the top of the range. A battery motor on an existing rod, or a motorised roller shade, is the bottom. A 4-room flat has four to six windows; a condo often more.

Locks and entrance: S$700 to S$2,500 in total

Main door lock, gate lock and a video doorbell. Face-recognition locks with a camera peephole are the top end.

Sensors and the brain: S$900 to S$2,400

A presence sensor per main room, contact sensors on the doors, leak sensors under the sink and by the washer, a smoke sensor, an air-con controller per room, the hub, and optionally a Home Assistant computer.

Setup and handover

Some installers charge S$300 to S$800 for configuration. We include it, because a system nobody configured is not a smart home.

Add track lighting in living and dining, feature pendants, every window motorised, a doorbell and outdoor camera, and a wall panel: S$18,000 to S$35,000 depending on window count and fixture choices.

How to spend less without regretting it

  • Do the wiring now even if you buy devices later. It is the only part with a deadline.
  • Prioritise switches and lighting over gadgets. They are used a hundred times a day.
  • Motorise the windows you actually open and close daily, usually the living room and master bedroom.
  • Skip cloud cameras with subscriptions; use local-storage cameras.
  • Choose open standards. A Matter device you buy today still works if you change apps, installers or flats.

Questions people ask

What is the cheapest way to start a smart home in Singapore?

Wire for it during renovation, then start with smart switches in the living room and master bedroom and a hub. That is typically S$1,500 to S$3,000 and can grow room by room.

Is a smart home worth it for an HDB flat?

If it is wired in during renovation, yes: switches, lighting and curtains are used daily and the wiring cost is small. Bolted on afterwards with Wi-Fi gadgets, the value is much lower.

Do smart homes have monthly fees?

They should not. Matter, Apple Home, Google Home and Home Assistant have no subscription. Only cloud camera history (Nest Aware, some brands) charges monthly, which we avoid with local-storage cameras.

How much does Home Assistant installation cost in Singapore?

Hardware is S$300 to S$600. Setup is included in our Comfort and Complete packages; standalone setup by installers typically runs S$500 to S$1,500 depending on the number of devices and automations.
