- Matter is a shared language for smart-home devices, run by the Connectivity Standards Alliance and backed by Apple, Google, Amazon and Samsung. A Matter device works in Apple Home, Google Home, Alexa, SmartThings and Home Assistant with the same setup code.
- It runs locally. Commands travel inside your flat over Wi-Fi, Ethernet or Thread, so lights respond when the internet is down.
- Multi-admin means one device can live in two apps at once. You can move from Apple to Google without rebuying anything.
- Matter does not replace Zigbee overnight. Good Zigbee gear joins through a bridge such as the Aqara Hub M3, which is how we mix both.
- Buy Matter-certified devices, put a Thread border router in the DB box, and wire neutrals to every switch during renovation. That is the whole strategy.
Walk into a flat that was made "smart" in 2019 and you will usually find a drawer of dead hubs. A Wi-Fi bulb brand that shut its servers. A curtain motor that only talks to an app nobody updates. A lock that needs a bridge that needs a subscription. None of it was bad hardware. It was hardware that spoke its own private language, and the moment the company lost interest, the language died with it.
Matter exists to end that. This guide explains what it is in plain terms, what it changes for a home in Singapore, where it still falls short in 2026, and how we use it at ELEVATED so that the smart layer outlives the renovation.
What Matter actually is
Matter is an application-layer standard published by the Connectivity Standards Alliance (CSA), the same body that runs Zigbee. Version 1.0 shipped in October 2022. The members who wrote it include Apple, Google, Amazon, Samsung, IKEA, Signify (Philips Hue) and several hundred others. Apple Home, Google Home, Amazon Alexa, Samsung SmartThings and Home Assistant are all Matter controllers today.
The idea is simple. Before Matter, a smart plug from Brand A would only work with Brand A's app, or with a platform that had done a bespoke integration with Brand A. With Matter, the plug advertises itself as an "on/off plug-in unit", a device type defined in the specification, and every controller already knows what to do with it. No integration work, no partnership, no cloud account.
Three details matter more than the marketing:
- Local control. Matter commands go straight from the controller in your home to the device over your local network. Your phone talks to a HomePod or Aqara hub in the flat, which talks to the light. Nothing has to reach a server in Shenzhen or Virginia.
- Multi-admin. A single device can be commissioned into several ecosystems at the same time. Your lights can be in Apple Home for the family and in Home Assistant for the automations, with no bridge in between.
- One setup flow. Every Matter device carries a QR code. Scan it in whichever app you use and the device appears. That sounds trivial until you have set up forty devices in a 4-room flat.
Matter, Thread, Zigbee and Wi-Fi: which is which
People conflate the language with the wire it travels on. Matter is the language. Thread, Wi-Fi and Ethernet are the transports it runs over.

The combination we recommend for a Singapore flat is Matter over Thread for the wired-in layer (switches, downlights, curtain motors, locks, sensors) and a Matter bridge for the Zigbee devices worth keeping, which is why an Aqara Hub M3 sits in every home we build. It is a Thread border router and a Zigbee-to-Matter bridge in one box.
What changes for a home in Singapore
You stop choosing an ecosystem at the showroom
The most common question we get is "should I go Apple or Google?" With Matter the honest answer is: pick whichever your family already uses, and change your mind later if you want. The hardware does not care. We have moved a whole flat from Apple Home to Home Assistant in an afternoon without touching a single switch.
The internet stops being a single point of failure
Singapore's fibre is excellent, which is exactly why people forget that routers reboot, ONTs get replaced, and ISPs have outages. A Matter home with a local controller keeps running scenes when the WAN is down. A cloud-only home does not. This is the difference between a smart home and a remote-controlled one.
Thread suits HDB construction
HDB flats have thick reinforced-concrete walls and a household shelter that blocks radio. Wi-Fi devices behind the shelter wall drop off constantly. A Thread mesh routes around obstacles through mains-powered devices, so every wall switch we install becomes a repeater for the sensors near it. More devices, stronger network.
Battery devices last years, not months
A Matter-over-Thread contact sensor on a CR2450 cell runs for around two years. The same sensor on Wi-Fi would need charging monthly. This is why we never specify Wi-Fi sensors.
Where Matter still falls short in 2026
We would rather you hear this from us than discover it after handover.
- Advanced features stay in the maker's app. Matter covers the standard functions: on, off, level, colour temperature, lock, unlock, open, close. Fingerprint enrolment on a lock, or the sensitivity curve on a presence sensor, is usually still configured in the manufacturer's app. Once configured, the everyday control runs over Matter.
- Cameras only arrived in Matter 1.5. The spec added native camera support in November 2025. Aqara has announced its first Matter camera for 2026. Until the firmware ships, cameras run through the maker's app or HomeKit Secure Video.
- Energy monitoring is new. Matter 1.4 and 1.5 added energy management. Not every controller shows it yet. Home Assistant does, which is one reason we include it in our Comfort package.
- Not every Matter controller is equal. Apple Home is polished but has simple automations. Google Home is similar. Home Assistant is the most capable and needs someone to maintain it. We run both: Home Assistant makes the decisions, Apple or Google gives the family a friendly app.
- Certified matters. Some devices claim Matter support through a cloud bridge, which reintroduces exactly the dependency Matter was meant to remove. Look for the Matter logo and the device's entry on the CSA product database.
How we build with it at ELEVATED
Because we run all nine trades on a renovation, we treat the smart layer as part of the build, not an add-on after the walls close.
- Design. Switch positions, sensor positions and lighting zones are drawn on your floor plan before anything is ordered.
- Electrical. A neutral wire to every switch box, conduits to every corner, a 48V feed for track lighting, a 13A point inside every pelmet for curtain motors, and LAN plus power at the DB box for the hub. This is the stage people skip, and the stage that decides whether the home can be upgraded in year five without hacking.
- Hardware. Our own Matter-over-Thread range for switches, downlights, track and feature lighting, curtain motors, locks, sensors and air-con control. Aqara for the hub, cameras, doorbell, gate lock, water-leak sensors and the Singapore-spec 20A heater switch.
- The brain. Aqara Hub M3 as Thread border router and Matter bridge in every home. Home Assistant on a small fanless box for anyone who wants scenes that go beyond what Apple or Google offer.
- Handover. Your phone, your app, every room named, every scene tested with you in the room. No subscription, no proprietary hub, warranty in writing.
A buying checklist you can screenshot
- Is it Matter-certified, not "works with Matter via cloud"?
- Does it use Thread (for small devices) or Ethernet (for hubs)? Avoid Wi-Fi for anything on a battery.
- Do you have a Thread border router? Apple TV 4K, HomePod mini, Google Nest Hub (2nd gen), Echo (4th gen and later) and Aqara Hub M3 all qualify.
- Is there a neutral wire at the switch box? If not, sort that out during renovation, not after.
- Will the device still work if the maker's servers disappear? With Matter and a local controller, yes.
If you are mid-renovation and unsure whether your electrician has run neutrals, ask them to photograph one open switch box. Three wires (live, switched live, neutral) is what you want. Two means the box is not smart-ready yet.
Questions people ask
Is Matter better than Zigbee?
They solve different problems. Zigbee is a radio and network standard; Matter is an application standard that can run over Thread, Wi-Fi or Ethernet, and can bridge Zigbee devices. In a new build we use Matter over Thread for the wired-in layer and bridge good Zigbee devices through an Aqara hub.
Do I need a hub for Matter?
You need a Matter controller, which is the app's home hub: an Apple TV or HomePod for Apple Home, a Nest Hub for Google, an Echo for Alexa, or Home Assistant. For Thread devices you also need a Thread border router. Aqara Hub M3 is both a bridge and a border router, which is why it is in every ELEVATED home.
Does Matter work without internet?
Yes. Matter is designed for local control. Scenes and commands run inside your home network. Internet is only needed for remote access and voice assistants that process speech in the cloud.
Can I use Apple Home and Google Home at the same time?
Yes. Matter's multi-admin feature lets one device be added to several controllers simultaneously. Many of our clients run Apple Home for the family and Home Assistant for automations.
Will my existing Aqara devices work with Matter?
Zigbee Aqara devices connect through a Matter-capable Aqara hub (M3, M200, M100, G5 Pro, Panel Hub S1 Plus), which exposes them as Matter devices. Newer Aqara devices such as the Presence Multi-Sensor FP300 and Motion and Light Sensor P2 are native Matter over Thread.
Is Matter available in Singapore?
